You had a new veranda built onto your home. The work is finished. Required: Renovations that raise the value of the home must be reported to the cadastre within 30 days of completion. The right way: If no letter comes from the tax office, report it yourself: via MyMinfin or by post. A building permit does not replace this report. If you don't report: Fine: 1.000, 2.000 or 3.000 €; Also: Back property tax; Deliberate tax fraud: Criminal case possible.

What is not allowed, what is required?

  • Works that can change the cadastral income, such as an extension, a veranda, a garden house, a swimming pool, a new bathroom or central heating, must be reported to the tax authorities (FOD Financiën / SPF Finances, land registry) within 30 days after the works are finished.
  • This report affects the cadastral income (kadastraal inkomen / revenu cadastral) on which property tax is calculated.
  • In many cases the tax authorities send you a letter or a MyMinfin message asking you to declare. If you do not get a letter, you must declare on your own initiative; a permit from the municipality does not replace this declaration.
  • For works that do not need a permit, you must make the report yourself (via MyMinfin or by post).

  • Works done without a permit can come to light through the land registry report
  • When you sell or the property is inherited, differences between the records and the real situation cause problems

Why does this rule exist?
