You own a house and a field abroad. Required: If you pay tax in Belgium, each property is declared separately to the tax office. Newly acquired property within 4 months. The right way: Declare every property. Belgium has double tax treaties with many countries, so it is usually about the duty to declare rather than extra tax. If you don't declare: For each plot: 1.000 € – 3.000 € fine; Also: Back taxes; Social assistance: Can be stopped, reclaimed.

What is not allowed, what is required?

  • Every property, including houses, flats, plots of land, fields and shops, must be declared separately to the land registry service of the tax authorities.
  • A newly bought (or inherited) property must be declared within 4 months; a person who has just settled in Belgium must declare their existing property within 30 days.
  • The tax authorities set a cadastral income for each property; you write this income in part III of your tax return every year. If you rent the property out, in some cases you must also declare the actual rent.
  • Belgium has double taxation agreements with many countries. If there is an agreement, the issue is usually the duty to declare rather than extra tax.
  • If you receive social assistance or live in social housing, you must also declare this property to the organisation concerned.
